The project is on a 2.2 acre site and provides parking, fueling, and maintenance for 70 DASH buses; staff and driver structured parking for 54 cars; and an 18,800 square foot, two-story Maintenance and Administration Building for the Los Angeles Department of Transportation.

Sinanian is proud to announce that it was selected as the general contractor for the proposed development known as the Garden Brook Senior Village Apartments, located in Garden Grove, CA. This unique project involves the adaptive reuse of a half-built structure dubbed the “Rusty Skeleton” by locals. The project, originally slated as a mixed-use retail and luxury condominium development, had been abandoned for over a decade, a magnet for decay and crime in the city. This new adaptive reuse project introduces 395 below-market senior apartments, along with 13,000 SF of restaurant and retail space and over 25,000 SF of community and recreational area. The mission is to transform an unsightly steel frame, visible from the Garden Grove Freeway, into a fresh new gateway for the city. Sinanian will break ground on this project in the coming months. This project was awarded a 2018 Gold Nugget Merit Award Winner for Best Senior Community of the Boards.

Sinanian is proud to announce that it was selected as the general contractor for the proposed development known as the First Point Apartments, located at 2020-2110 E. 1st Street. The project calls for the construction of a six-story building that would feature 552 rental dwellings above approximately 10,000 square feet of ground-floor retail space and a 620-car parking garage. Plans call for a mix of one-, two-, three-, and four-bedroom units, which are described as "affordable family apartments." Architects Orange is designing the podium-type complex, which will incorporate eight interior courtyards, which are being designed by Thomas H. Phelps Landscape Architecture.

Sinanian broke ground on the Holiday Inn Express & Suites located in Glendale, CA. The 37,500-square-foot site, located on Colorado St. between Adams and Cedar streets, will see a four-story, 50-foot-tall, 134-key hotel go up in place of the former location for a World Gym Fitness Center. The project includes 134 parking spaces located at-grade and in two basement levels.

This project was awarded a 2018 Gold Nugget Merit Award Winner for Best Senior Community of the Boards.

SINANIAN has completed construction of the Calden Court Apartments in South Gate, Los Angeles. This multi-family housing project comprises of 216 dwelling units of wood frame construction spanning a four and five-floor building over a podium deck covering five acres. The unit mix is comprised of 71 two-bedroom units, 115 three-bedroom units, and 30 four-bedroom units. The project targets families earning up to 60% of the area median income for Los Angeles County. The project includes approximately 5,000 square feet of community facilities.

SINANIAN has completed construction of the City of Los Angeles North Valley Fire Station No. 7 in Panorama City. The 16,000-SF fire station is a two-story facility containing three heavy apparatus bays and three light apparatus bays. Other site amenities include an emergency generator, hose tower, and on-site fueling. The project will be photovoltaic-ready and achieved a LEED Silver rating. The fire station became operational in May 2015.

The building will offer subterranean and on-grade resident parking and amenities will include a community/fitness center, pool/spa, courtyard and other additional community rooms. The joint venture of SINANIAN/PSBI has completed construction of the Alhambra Mosaic Parking Structure, which became operational on December 3, 2014. The multi-storied structure, located on North First Street adds a total of 307 new parking spaces to Alhambra's vibrant downtown. The design-build five-plus-level parking structure was completed with fast-track construction, taking less than one year from ground breaking to completion.

The grand opening of the Performing Arts Center occurred on October 25th, 2014 to much fanfare and celebration by several school bands, the choir and theater/drama department. The new Performing Arts Center consists of a 25,000-SF 363-seat theater, black box, and performing arts classroom building.

SINANIAN has begun construction of the Onyx East Apartments in downtown Los Angeles. The project is located within the highly urbanized community of South Park, which is in the southwest portion of Downtown Los Angeles, and is comprised of a mix of entertainment, commercial and multi-family residential land uses. The 145,339-SF mixed use building will be 7 stories fronting along Pico Boulevard consisting of 13,200 square feet of ground floor commercial space for retail and/or restaurant uses and six levels of 162 apartment units. The 162 apartment units consist of 71 studios, 63 one-bedroom units, 22 two-bedroom units and six three-bedroom units located on floors two through seven. There are also 2 levels of subterranean parking.

According to the City’s website, the 17,000-SF, 487 stall, three-level multi-modal Parking Structure will support the Martin Luther King Jr. Transit Center, Community Center, and Downtown Compton businesses and housing developments.

Sinanian has completed construction of the City of Compton Senior Activity Center. The grand opening of the Senior Center is on May 31, 2014. The structure encompasses 30,000 square feet on a 40,000-square-foot site and features meeting rooms, banquet halls, office space and a kitchen to accommodate users. It also features a computer lab, exercise room, music room, and other amenities to meet the entertainment and recreational needs of Compton’s senior residents.

Sinanian received Notice of Award from the El Camino Community College District to build the El Camino College Athletic Education and Fitness Complex. The new ‘Tri-Sport’ Stadium includes soccer, football and track facilities with an 8,000-seat stadium. The stadium, along with a 26,000-square-foot Field House, synthetic turf soccer practice field and a natural turf Track and Field event space, are stunning additions for the campus. The project also provides associated team rooms, locker rooms, athletic training facilities, storage, restrooms, concessions and a press box.

Sinanian is 95% complete with construction of the Public Safety Complex at Lompoc College for the Allan Hancock Joint Community College District. The project will be completed in time for the Winter 2014. The LEED Gold rated public safety complex includes classroom and office space, fire apparatus storage and specialized structures and areas for fire training, an Emergency Vehicle Operations Course (EVOC) for training in high speed vehicle use, dedicated areas for training in law enforcement operations, an enclosed outdoor shooting range, a quarter-mile conditioning and testing track, and several outdoor drill and exercise areas.

Sinanian is 80% complete with the Compton Senior Activity Center. The Compton Senior Activity Center site emphasizes the importance of nature by incorporating sunlight, lush landscaping, and refreshing courtyard vistas. The structure encompasses 28,000 square feet on a 40,000-square-foot site. The facility will include assembly rooms, a family room, kitchen, activity facilities, computer and entertainment rooms, and more. A park-once concept is being implemented with a parking structure that encourages walking and other alternatives to driving.

The scope of work consists of the complete renovation of the LAPD Metropolitan Division Police Facility (formerly Old Rampart Area Police Station) to include demolition, architectural, civil, landscape, structural, mechanical, electrical (including aboveground fuel tank and monitoring system for the emergency generator), plumbing, communication, photovoltaics and security systems. This project is schedule to achieve a LEED Gold rating and will be completed in November 2014.
